House Rules

1. Please make sure the number of guests in your reservation is accurate. A guest is defined as any person who visits the property for at least 5 minutes. Additional visitors not included in the reservation must be approved in advance by host. Unapproved guests are subject to a $50 fee per person and/or immediate cancelation of remainder of reservation without refund. 2. Events, weddings, and parties are prohibited. If you are not sure your reservation qualifies as a party or event, please reach out to us and explain what you are trying to do and we can determine if its possible to host you. Good communication is key. 3.SMOKING IS STRICTLY PROHIBITED. $500 smoking fee. Burning incense is also prohibited. 4. Guests must provide a copy of their unaltered Driver's License or Passport to host through the Airbnb message thread immediately after booking to finalize your reservation. 5. Please remove makeup before using linens and towels 6. Quiet Hours start at 10 PM. 7. Please do not park in grass. Atlanta will issue a citation if they see vehicles parked on the lawn. 8. Glitter and confetti are strictly prohibited. There is an additional $100 fee if our cleaning team finds glitter or confetti. 9. The maximum number of vehicles allowed at the home is 6. Please send us a message if your group will have more than 6 vehicles. 10. We provide a gas grill, but guests are responsible for providing their own propane and cleaning the grill after each use. If the propane tank is empty, you can exchange the tank at local gas stations for between $20 and $25. 12. Late Checkouts must be pre-approved by hosts. Unapproved late checkouts subject to $350 fee. 13. Our cleaning team charges a $350 Biohazard cleaning fee if they must clean up vomit, blood, or any other bodily fluid. 14. No matter what the package says, flushable wipes or anything besides toilet paper and human waste should never be flushed down toilets.

Michael's place was absolutely perfect for our desires on this trip. The house was stunning and you can tell every detail to make the home feel like home was carefully curated. There was tons of space and new things about the house to find was also fun, on top of the awesome backyard with the hoop and playground for the kids. Michael was quick to always respond and offered amazing ideas for things to do and places to eat. We were sad to have to leave when our fall break ended. Would definitely stay here again!

It's hard to put into words just how charming, spacious, and welcoming this AirBnB is. Michael was very communicative and helpful. The house is incredibly well maintained, renovated, and just overflowing with charm. There's more sitting/living rooms than many other houses, let alone the spacious bedrooms with enough room for 8 grown men to share comfortably. We particularly appreciated the large dining table that allowed for 6 adults to easily play board games at, with room to spare. The fully stocked and maintained kitchen was a big bonus as well. We all agreed that this was by far the nicest and most impressive AirBnB we've stayed at. 5 out of 5, cannot recommend enough for large groups!

We stayed here for the weekend with 10 friends for a football game in Atlanta and had the best time! The house is beautiful, super homey, and in a great neighborhood—we felt safe the entire time with the gate and code needed to get in. The area itself was also really nice and welcoming. The space was perfect for a large group. Our host was responsive and helpful with anything we needed, which made the stay even easier. Would absolutely stay here again!!

Uber and Lyft are readily available in the area, with short wait times and reasonable fares to nearby attractions like Decatur, East Atlanta Village, Inman Park, and Midtown. If you prefer to explore by foot, you’re within walking distance of downtown Kirkwood, Pullman Yards, and the Kirkwood Urban Forest. Biking is also a great option here, with neighborhood streets connecting easily to the BeltLine’s Eastside Trail for car-free access to even more of the city. Street parking is free and easy to find right in front of the home, so guests who bring or rent a car will have no trouble.
