House Rules

1. Please make sure the number of guests in your reservation is accurate. A guest is defined as any person who visits the property for at least 5 minutes. Additional visitors not included in the reservation must be approved in advance by host. Unapproved guests are subject to a $50 fee per person and/or immediate cancelation of remainder of reservation without refund. 2. Events, weddings, and parties are prohibited. If you are not sure your reservation qualifies as a party or event, please reach out to us and explain what you are trying to do and we can determine if its possible to host your event. Good communication is key. 3.SMOKING IS STRICTLY PROHIBITED. $500 smoking fee. Burning incense is also prohibited. 4. Late Checkouts must be pre-approved by hosts. Unapproved late checkouts subject to $350 fee. 5. Please remove makeup before using linens and towels 6. Quiet Hours start at 9 PM. 7. Please take off shoes when in the house. 8. We don’t allow pets unless prior approval is obtained (additional pet few will apply) 9. If available, early check-ins must be preapproved for an additional fee 10. Do not put food and cooking oil down the kitchen drain. 11. Please do not use our address for commercial shipments. If you need something shipped to our address, please ask permission first. 12. Guests must provide a copy of their unaltered Driver's License or Passport to host through the Airbnb message thread immediately after booking to finalize your reservation. 13. Our cleaning team charges a $350 Biohazard cleaning fee if they must clean up vomit, blood, or any other bodily fluid. 14. Glitter and confetti are strictly prohibited. There is an additional $100 fee if our cleaning team finds glitter or confetti. 15. We provide a gas grill, but guests are responsible for providing their own propane and cleaning the grill after each use. If the propane tank is empty, you can exchange the tank at local gas stations for between $20 and $25. 16. No matter what the package says, flushable wipes or anything besides toilet paper and human waste should never be flushed down toilets.

Excellent single floor home in lovely neighborhood. Very quiet. Spacious, with large master bedroom, comfortable king bed, with ceiling fan, bathroom bathtub & large walk in shower & double sinks. High quality furniture and build, light dimmers throughout, central air / heat with excellent airflow and filtered air. Spacious laundry room. Can walk to fitness center - across the street from YMCA. Will definitely book again.

Michael's house was the perfect fit for me and my family. Loved the open living room/kitchen area, the bedrooms, the large and luxurious bathroom and the backyard was spacious and private. This was my best AirBnb experience in the Atlanta area and I would stay here again in a heartbeat.

The home is nothing is everything they said and more! It so much larger than it looks from the outside. The primary suite is fabulously decorated and the bathroom connected to it is a dream. The tub and separate shower are both top-notch for a relaxing bath. And tubular sunlights are amazing!! The kitchen and dining space is very inviting and spacious too. We thoroughly enjoyed family meals there. I look forward to visiting this property again. My family loved the home and the experience. The neighborhood felt very much like nice areas in the Pacific Northwest. Made us feel right at home!
