House Rules

1. Please make sure the number of guests in your reservation is accurate. A guest is defined as any person who visits the property for at least 5 minutes. Additional visitors not included in the reservation must be approved in advance by host. Unapproved guests are subject to a $50 fee per person and/or immediate cancelation of remainder of reservation without refund. 2. Events, weddings, and parties are prohibited. If you are not sure your reservation qualifies as a party or event, please reach out to us and explain what you are trying to do and we can determine if its possible to host your event. Good communication is key. 3.SMOKING IS STRICTLY PROHIBITED. $500 smoking fee. Burning incense is also prohibited. 4. Late Checkouts must be pre-approved by hosts. Unapproved late checkouts subject to $350 fee. 5. Please remove makeup before using linens and towels 6. Quiet Hours start at 9 PM. 7. Please take off shoes when in the house. 8. We don’t allow pets unless prior approval is obtained (additional pet few will apply) 9. If available, early check-ins must be preapproved for an additional fee 10. Do not put food and cooking oil down the kitchen drain. 11. Please do not use our address for commercial shipments. If you need something shipped to our address, please ask permission first. 12. Guests must provide a copy of their unaltered Driver's License or Passport to host through the Airbnb message thread immediately after booking to finalize your reservation. 13. Our cleaning team charges a $350 Biohazard cleaning fee if they must clean up vomit, blood, or any other bodily fluid. 14. Glitter and confetti are strictly prohibited. There is an additional $100 fee if our cleaning team finds glitter or confetti. 15. We provide a gas grill, but guests are responsible for providing their own propane and cleaning the grill after each use. If the propane tank is empty, you can exchange the tank at local gas stations for between $20 and $25. 16. No matter what the package says, flushable wipes or anything besides toilet paper and human waste should never be flushed down toilets.

Beautiful house, close to Emory Health complex. Good variety of restaurant around specially Asian and Mediterranean. The house is as you can see at the photos but everything looks pristine when your are in A very good equipped kitchen with some of the basis spices is place. Grocery store at walking distance. Easy access, easy parking and a lot of comfort. I highly recommend this house for your stay in the city.

This home is exactly as pictured and was perfect for our Christmas family gathering. The location is so convenient to restaurants, grocery stores, shopping in Decatur and a short drive to get to attractions in Atlanta. The neighborhood setting was great for having houses decorated for the holidays. The kitchen and dining area make it easy for meals with plenty of room and chairs. The open concept was great for game night and children to play. The four bedrooms are spacious, comfy and beautifully decorated. The covered parking and back yard are a plus as well. Michael's communication through the Airbnb app was timely, helpful and he checked in to see if needed anything. With family that lives in Decatur we will definitely be booking this home in the future. Thank you Michael for hosting us.
