House Rules

1. Please make sure the number of guests in your reservation is accurate. A guest is defined as any person who visits the property for at least 5 minutes. Additional visitors not included in the reservation must be approved in advance by host. Unapproved guests are subject to a $50 fee per person and/or immediate cancelation of remainder of reservation without refund. 2. Events, weddings, and parties are prohibited. If you are not sure your reservation qualifies as a party or event, please reach out to us and explain what you are trying to do and we can determine if its possible to host you. Good communication is key. 3.SMOKING IS STRICTLY PROHIBITED. $500 smoking fee. Burning incense is also prohibited. 4. Guests must provide a copy of their unaltered Driver's License or Passport to host through the Airbnb message thread immediately after booking to finalize your reservation. 5. Please remove makeup before using linens and towels. We provide Makeup Towels 6. Quiet Hours start at 9 PM. 7. Please do not park in grass. Dekalb will issue a citation if they see vehicles parked on the lawn. 8. Glitter and confetti are strictly prohibited. There is an additional $100 fee if our cleaning team finds glitter or confetti. 9. Please do not put food or drinks on the pool table or the ping pong table 10. The maximum number of vehicles allowed at the home is 5. Please send us a message if your group will have more than 5 vehicles. 11. We provide a gas grill, but guests are responsible for providing their own propane and cleaning the grill after each use. If the propane tank is empty, you can exchange the tank at local gas stations for between $20 and $25. 12. Late Checkouts must be pre-approved by hosts. Unapproved late checkouts subject to $350 fee. 13. Our cleaning team charges a $350 Biohazard cleaning fee if they must clean up vomit, blood, or any other bodily fluid. 14. No matter what the package says, flushable wipes or anything besides toilet paper and human waste should never be flushed down toilets.

Our home is located in the beautiful Kings Row neighborhood, just a quick two-minute drive from the Wesley Chapel exit off I-20. This community is known for its spacious homes, many over 4,000 square feet, set on wide front lawns and generous backyards. The neighborhood shines in every season—lush and green in the spring and summer, full of color as the leaves change in fall, and crisp and inviting when cooler weather arrives. Families make up much of the community, and our immediate neighbors are especially warm and welcoming. Staying here also means convenience is on your side. Major grocery stores, restaurants, and everyday shopping are just minutes away, and with I-20 less than two miles from the house, you’ll have quick access to all the attractions and neighborhoods that make Atlanta such an exciting place to visit.

Guest Access

Guests will have access to all parts of the home except the garage and 2 locked supply closets. Our driveway is huge so there is plenty of room for parking.

Michael was a great host. Very welcoming and responsive to all requests. House was clean, and perfect for our large group. We actually ended up with more sleeping area than needed. We also loved the downstairs game room and backyard. Would definitely use again!

Mr. Michael’s home is a great place for peace and quiet! A well lit spacious interior. Every guest has their own privacy. 5min drive to grocery store if needed.. excellent communication from host. I will definitely recommend in the future.

Our home is just a couple of minutes from I-20, giving you quick and direct access to downtown Atlanta, Midtown, and the city’s top attractions like Mercedes-Benz Stadium, the Georgia Aquarium, and the BeltLine. Grocery stores, restaurants, and shopping centers are also just minutes away. Most guests find having a car to be the easiest option, but rideshare services such as Uber and Lyft are widely available and make getting around stress-free. For public transit, the Indian Creek MARTA station is about a 10-minute drive from the house. From there, you can take the train straight into downtown and connect to popular spots all across the city.
